Painted house and floor tiles

The floor tiles have arrived. We looked around a few places for clay tiles and were going to buy them ourselves but decided in the end that it was better that the constructor buy them - he could then make sure they arrived when he needed them and probably get a better price too.


The reason we chose the clay tiles is because of the rustic look but they are also nice because they do not get as cold as ceramic tiles.

The downside is that they are much harder to clean. And also need more work to make them impermeable - untreated they are porous and stain easily.

Again another reason I think we can be happy with the work the constructor did is that the house has a really good primer / sealent as well as a mould resistent layer of paint. But again I have doubts. How many coats of primer and paint are appropriate for a house in the jungle? There are two problems with this question:
  1. I don't the answer to the question.
  2. I don't know what our constructor did for our house.
I guess at the end of the day you have to leave some things to trust. But it feels risky and I am sure a lot of people would feel more comfortable trying to define some of these things before signing a contract. I am not sure how practical this would be.
